Description

Check out this new Product from B&E Seal Coating. MACSEAL BDM CRACK SEALANT is a premium quality, high performance hot applied, single component joint and crack sealant.

MacSeal BDM is a formulated blend of engineered asphalts, virgin polymers, synthetic rubbers, reinforcing fillers, antioxidants and UV inhibitors.

MacSeal offers advanced low temperature bonding properties, prolonged resistance to degradation from weather and a positive seal during the expansion and contraction of the joint or crack.

It remains ductile and highly resilient at low and high service temperatures.

  • Cures to a non-tacky finish
  • Can be applied over a wide range of temperatures
  • Engineered for moderate to cold climates
  • Its flexible nature allows for quick relaxation during the build-up of thermal stresses in asphalt pavements, translating in enhanced field performance
  • Easy to apply via gravity type mechanism (e.g. pour pot, walk behind units etc.) as well as via pump and hose/wand method
  • Adheres very well to both hot mix asphalt and Portland cement concrete
  • Engineered specifically for double boiler/oil jacketed kettles. Not recommended for direct fire melters.
  • Prevents the intrusion of water and incompressibles into the cracks of asphaltic and Portland cement concrete pavements

Professional Hot-Applied Crack Sealant for Asphalt and Concrete Pavements

MacSeal BDM Crack Sealant is designed for professional pavement maintenance programs where durability, flexibility, and long-term crack protection are essential. When cracks and joints in asphalt or concrete surfaces are left untreated, moisture infiltration can quickly weaken the base layers of pavement, leading to potholes, structural damage, and costly repairs. Using a high-quality hot-applied crack sealant like MacSeal BDM helps contractors and maintenance teams stop deterioration early and extend the service life of the pavement.

This sealant is engineered to remain flexible while maintaining a strong bond to pavement surfaces. As asphalt and concrete expand and contract due to temperature changes, traffic loads, and environmental conditions, MacSeal BDM moves with the pavement rather than cracking or separating. This flexibility is especially important in regions that experience seasonal temperature fluctuations and repeated freeze-thaw cycles.

Reliable Protection Against Water Intrusion

One of the primary purposes of crack sealing is preventing water and debris from entering pavement structures. Once water penetrates cracks, it can erode the base material beneath the pavement, accelerate oxidation of the asphalt binder, and create expansion pressure during freezing conditions.

MacSeal BDM forms a tight, durable seal that blocks the entry of moisture and incompressible materials such as sand, dirt, and gravel. By sealing cracks early, contractors and property managers can significantly reduce the likelihood of pothole formation and structural pavement failure. This makes MacSeal BDM an effective preventative maintenance solution for municipalities, commercial properties, road maintenance crews, and professional paving contractors.

Designed for Professional Crack Sealing Equipment

MacSeal BDM is formulated specifically for use in professional crack sealing kettles and melters that use oil-jacketed or double boiler heating systems. These systems provide controlled heating that allows the sealant to reach proper application temperatures while maintaining consistent viscosity and workability.

Once heated to the recommended pouring temperature, the material flows smoothly into cracks and joints, filling voids completely and forming a strong bond with the surrounding pavement. Contractors can apply MacSeal BDM using traditional pour pots, walk-behind crack sealing units, or pump and wand systems commonly used for larger pavement maintenance projects.

Because of its consistent flow characteristics and strong adhesion, MacSeal BDM helps crews maintain efficient production rates while achieving professional crack sealing results.

Common Applications for MacSeal BDM

MacSeal BDM is widely used across the pavement maintenance industry for sealing both working and non-working cracks in asphalt and concrete surfaces. It is suitable for a variety of pavement maintenance environments where long-term crack protection is required.

Typical applications include:

• Parking lot crack sealing before sealcoating
• Roadway and municipal pavement maintenance
• Driveway and private roadway repairs
• Utility cut and joint sealing
• Airport pavement maintenance programs
• Commercial and industrial pavement repair projects

Using a reliable crack sealant like MacSeal BDM helps ensure pavement surfaces remain protected between resurfacing cycles while maintaining a smooth and professional appearance.
